Throughout the contract, 2 Cats Investor Services Inc. offers an array of services, including but not limited to: application gathering and tenant screening, facilitating move-in procedures, adhering to the Residential Tenancies Act, By-Laws, and relevant condo rules, rent collection, handling delinquent accounts, property maintenance and unit turnovers. We serve as the primary point of contact for Investors, Tenants, Property Managers, and developers. For new constructions, we manage all Tarion paperwork, walk-throughs, and inspections.
Your Guaranteed Rental Amount remains constant throughout the contract. However, the tenant's rent increases over time to align with prevailing market rental rates. This ensures that your tenant doesn't pay significantly below the market rate. We know what you are thinking "That doesn't see fair?" it is important to weigh that cost against the benefits; with the monthly amount guaranteed you do not have shoulder the burden if the tenant does not pay.
The 2 Cats contract is renewable upon expiry at new market rates.
The fee structure is straightforward and easy to plan for.
The Monthly Management Fee is deducted from your predetermined Guaranteed Rental Amount to determine the amount that is deposited into your account monthly.

Maintenance Costs - any time there is maintenance required on your unit we will let you know, and then cooridiante this maintenance with our preferred vendors and your tenant to ensure the work is done timely and efficiently. These costs will be deducted from your monthly deposit amount and indicated on your statement.
Annual Property Inspection Fees - annually, an inspection of the property is conducted on the investor’s behalf and report is provided, at which time a fee of ¾-month rent is retained.
Leasing Fee - When placing a new tenant, 1 month's rent is retained as a leasing fee.
Yes and No. In the case of an emergency, repairs will be facilitated as soon as possible to protect the investment. We have contractors and staff on call to assist with maintenance and repairs. Often times we are co-ordinating with many schedules. And this gets tricky with “too many cooks in the kitchen”. If the unit needs a non-urgent maintenance repair that will not impact the rentability or timelines of the unit being occupied, then the 2 Cats Team would be happy to work with you.
When your first tenant has been found, your contract will officially begin. The first month’s rent is retained as a leasing fee. You will receive your first payment before the 5th day of the second month (payment date fluctuates slightly from month to month due to bank processing, weekends and holidays)
You can sell your rental property, and your contract can be transferred to the buyer with permission from us for no additional fees or penalties.
If you sell your rental property, while tenants are occupying the unit, you will need to comply with the residential tenancies act. You cannot evict a tenant for the purpose of selling; the tenant will need to be assumed. All viewings of the unit will need to comply with the Residential Tenancies Act.
If your GRIP contract is still active while you sell your unit, and the new owners do not wish to be a part of the GRIP, you will be subject to an early cancellation fee of 2 months rent.
