It is mandatory that all tenants carry their own personal “tenant’s insurance” as the property insurance does not cover items such as theft, fire, smoke, water leak and/or other damage to the tenant’s belongings.
Rent is always due on the first day of the month.
A tenant must repair or pay for the repair of any damage to the rental property that's not due to normal wear and tear. The damage could have been caused by the tenant, their guests or another person living in the rental unit. This includes damage in the tenant's unit, as well as in any common areas such as a hallway, elevator, stairway, driveway, or parking area. It does not matter whether the damage was done on purpose or by accident the tenant is responsible.

If you want to end your tenancy and move out, you must either:
provide written notice, or
make an agreement with us to end the tenancy
To give notice, you must use the Tenant's Notice to Terminate the Tenancy (Form N9).
Fixed-term: If you have a fixed-term tenancy, like a one year lease, then you must give notice at least 60 days before the end of the lease. The termination date cannot be before the last day of the fixed term. If you don't give notice, the tenancy continues.
Monthly, no fixed term: If you pay rent monthly and you are not in a fixed term tenancy, then you must give at least 60 days' notice and the termination date has to be the last day of a rental month.
If you break your lease and move out early, you will be responsible for the monthly rental payments on your rental unit until it is re-rented or your lease expires, whichever comes first. Any outstanding rent charges that are not paid will be turned over to a collection agency for processing and might become part of your permanent credit history.
